Position Summary/Position


The Vice President, Property Management & Development is responsible for development of IEHP’s property portfolio and new construction, including property management, acquisition, and growth; is accountable to attain, protect, maintain and enhance the value of commercial and real estate assets to optimize IEHP’s financial return; and for the benefit of the tenants, consumers, and the community we serve.

Major Functions (Duties and Responsibilities)


1. Ensures that properties IEHP operates provide high quality property management and land development.
2. Represents IEHP with Brokers and Land Developers as the primary property coordinator to assure that IEHP’s efforts fully meet and exceed contractual property management obligations.
3. Oversees IEHP real estate property portfolio, with primary accountability for the portfolio's financial performance, and general management of the asset, while continually monitoring for property acquisition opportunities that align with IEHP’s mission and strategic plan.
4. Directs the day-to-day activities of loss prevention, risk management, safety/security, maintenance, marketing, landscaping, etc.
5. Develops operating income/expense budgets and capital budgets that reflect IEHP 's objectives for operating the property, cash flow requirements and leasing strategy. Recommends and implements programs that contribute to property profitability.
6. Analyzes and distributes monthly financial statements including operating variances from budget, cash management and strategies for collection of receivables.
7. Administers leases on each project including promptly synopsizing new leases, reviewing all tenant billings, analyzing lease clauses, preparation of vacancy reports, enforcing tenant compliance and performing landlord obligations. Identifies leasing prospects and responds to routine leasing inquiries. Interfaces with leasing representatives/brokers and assist to assure spaces are leased/re-leased promptly.
8. Bids work for tenant improvement.
9. Maintains complete and accurate property files and records, according to IEHP systems, with an emphasis on documentation for future reference. Provides prompt, detailed and accurate general status reports on all properties assigned.
10. Coordinates collection and documentation of all revenues following lease obligations of tenants and the owner's policy on accounts receivable.
11. Engages, contracts, supervises, and approves invoices for all goods/services required to maintain the properties up to company and owner standards. Develops a network of emergency services and be available for 24 hour per weekend coverage as required. Supervises on-site maintenance mechanics, if utilized at assigned properties. Develops specifications and continually evaluate service needs and performance in all areas of maintenance and management. Forecasts and manages replacement of major capital expense items including HVAC system, roof systems, parking lot surfaces, etc.
12. Manages tenant relations and coordinate requests for repairs and maintenance, understanding of rent charges, lease issues and other tenant concerns. Assists in managing tenant "fit-up" work, as needed or assigned. Represents IEHP at promotional meetings of merchants. Completes regular retail sales analysis to assure thorough information on center sales and accurate, timely overage billings.
13. Serves as a Liaison with other disciplines/departments within IEHP to provide a team approach to the management of real estate. Coordinates the activities related to each property i.e. production of sales statements, insurance monitoring, leasing, marketing and promotions, capital improvements, accounting/financial reporting, and legal services.
14. Establishes and maintains collaborative working relationships between departments, with coworkers and particularly with other members of a project team. Prepare for team meetings, in advance, and act as chairperson for the meeting.
15. Demonstrates a positive, professional, and client-oriented attitude about the company with coworkers, tenants, clients, and the public whether contact is by mail, telephone or in person. Constantly strives for improvements in work process and results to better meet client's expectations.
16. Keeps abreast of new thinking on designing healthy buildings.

Experience Qualifications


Seven (7) years of progressive leadership experience leading a team and managing people. Five (5) years of experience in property management, property portfolio management and land development. Experience in new project development. Experience in generating property and corporate budgets and implementing systems for property operations.

Preferred Experience

Education Qualifications


Master’s degree from an accredited institution required.

Significant experience may be considered in lieu of degree: In lieu of a degree, a minimum of  eleven (11) years of relevant work experience is required.
Bachelor’s degree in Business Administration or related field from an accredited institution.

Professional Certification


Required: Certified Property Manager (CPM)
Preferred: CCIM designation would be a plus.

Professional Licenses

Drivers License Required

Yes, must have a valid California Driver's License.

Knowledge Requirement


Comprehensive knowledge of affordable housing programs and funding mechanisms including HUD, Low Income Tax Credits and Rural Housing. Working knowledge of applicable local and federal housing laws including Fair Housing and Landlord Tenant laws. Thorough knowledge of and proficiency with Windows based PC systems and Microsoft Word, Outlook, PowerPoint, and Excel.

Forward thinking and visionary regarding new project development. Negotiation skills in closing and building strong relationships, both outside and within the organization, with a clear bias for action.

Ability to communicate effectively both verbally and in writing. Ability to establish and maintain effective and cooperative working relationships with IEHP staff and other contacts. Ability to assume responsibility and exercise good judgment in making decisions within the scope of authority of the position. Ability to think and work effectively under pressure and accurately complete tasks within established time parameters. Ability to prioritize tasks and meet deadlines; and maintain confidentiality.

Starting Salary: $227,052.80  - $312,187.20  

Pay rate will commensurate with experience
